How much does a boiler service cost in London?

There is no single price for every boiler service, because prices vary with location and with the job itself. As a guide, our call-out prices start from £80 plus VAT, depending on the service. Parts and materials are charged separately where they are required.

We aim to be transparent about pricing. Where additional work, parts or materials are needed, we explain the costs and get your approval before going ahead wherever possible, so a routine service does not turn into a surprise bill.

What affects the price of a boiler service?

What changes the priceWhy
Your locationPrices vary with location across London and the surrounding areas.
The type of serviceA routine boiler service is a different job from a breakdown repair or a landlord Gas Safety Record.
Parts and materialsIf the engineer finds a part that needs replacing, parts and materials are charged separately, and we explain the cost first.
Extra workIf the service shows up a fault, we discuss the repair options with you before doing anything more.

What happens during a boiler service?

Every visit follows the same clear steps, so you know what you are paying for:

  1. Get in touch. Contact us by phone, email or online booking and tell us about your boiler.
  2. Understand the job. We gather the relevant details, including the property location, the boiler involved and any photos or model information you have.
  3. Arrange an appointment. We agree a suitable date and time for one of our engineers to attend.
  4. Engineer assessment. Our engineer inspects the boiler and carries out appropriate testing.
  5. Explain the options. We explain our findings clearly and discuss any repair, replacement or other options with you.
  6. Agree the price. Where additional work, parts or materials are required, we explain the costs and obtain approval before proceeding wherever possible.
  7. Complete the work. Our engineer carries out the agreed work professionally and safely.
  8. Testing and checks. We test the boiler and check that everything is operating correctly.
  9. Clean and finish. We leave the working area tidy and explain any recommendations or follow-up requirements.
  10. Payment and aftercare. We provide the invoice or documentation and remain available if you need further help.

Is a boiler service the same as a Gas Safety Certificate?

No, and it is one of the most common mix-ups we hear. A boiler service is maintenance on the boiler itself, to keep it running safely and efficiently. A landlord Gas Safety Record, often called a CP12, is a separate inspection that landlords arrange for the gas appliances in a rented property. They are two different jobs, so if you are a landlord, tell us whether you need a service, a Gas Safety Record or both, and we will price it accordingly.

Who can service my boiler?

Not every engineer can work on gas appliances. Gas work must be carried out by an appropriately qualified, Gas Safe registered engineer. At Home Utility Ltd, we provide gas services through appropriately qualified Gas Safe registered engineers wherever gas work is required. Our team has experience over 20 years and is fully qualified and trained in all our trades.

Can I service my boiler myself?

No. A boiler service involves gas work, and professional diagnosis is safer, particularly for gas and electrical faults. Leave it to a Gas Safe registered engineer.

Is the cheapest boiler service the best option?

Price matters, but it is not the only thing to compare. When you look at quotes, also consider qualifications, insurance, workmanship, parts, warranty and aftercare. A clear explanation of what is included is worth more than a low headline figure.

Questions customers ask about boiler service cost

Can I get a quote before the work starts?

Yes. We aim to give transparent pricing before work begins where possible, and where additional work, parts or materials are required we explain the costs and obtain your approval before proceeding wherever possible.

Is the call-out fee included?

Call-out prices start from £80 plus VAT, depending on the service. Parts and materials are charged separately where required. Ask us when you book and we will explain what your visit includes.

What if the engineer finds a fault?

We explain what we found and discuss the repair or replacement options with you. Repair can often be more cost-effective than replacement, depending on the age, condition and fault. Breakdown repair is guaranteed for 6 months. Read more about our boiler repair service in London.

Should I replace my boiler instead?

Not necessarily. A new boiler is not always cheaper than repairing the one you have. Installation work is guaranteed for 12 months. See our boiler installation service.

How quickly can an engineer attend?

We agree a suitable date and time with you when you book. For emergencies, availability may vary depending on engineer availability and the nature of the emergency, so contact us directly to confirm.
