NW11 divides into two very different working environments. Around Golders Green Road there are shopping parades, flats above shops and busy junctions where kerb space is contested all day. Then the Suburb begins, with wide verges, curving roads that deliberately avoid through routes, and houses set behind hedges under a private scheme of management. The same job takes a different shape depending on which side of that line your address falls.

We come to you. Bookings run through the office on Great Portland Street, and the engineer arrives with the tools and parts for the job. Appliance, electrical, heating and plumbing work all sit with one provider, which is practical in older houses where a heating problem and an ageing circuit tend to surface in the same season. Urgent faults go to 0203 8315999, answered at any time.

By road

Driving into Golders Green and NW11

The A598 Finchley Road is the usual line in from the south, with the North Circular used to come across from the east or west depending on where the property sits. Henlys Corner, where those roads meet Falloden Way, is the pinch point that holds everything up, and queues there reach back a long way in both directions during the working peaks. Golders Green Road itself slows around the parades, where deliveries, bus stops and pedestrian crossings interrupt the flow constantly. Inside the Suburb the difficulty reverses. The road layout was designed to discourage through traffic, so several routes end in closes and others curve back on themselves, and a driver following a screen rather than the signs will end up circling. When the Finchley Road is shut the engineer comes round by Hoop Lane and Bridge Lane instead, and calls ahead to confirm the arrangement before setting out.

Public transport serving NW11

Golders Green station on the Northern line is the anchor for the district, with a large bus forecourt beside it feeding routes towards Finchley, Hendon, Brent Cross and Hampstead. Brent Cross station on the same branch serves the western edge, and East Finchley is often the closer option for addresses at the far side of the Suburb. Buses run the length of the Finchley Road through Temple Fortune. Naming the station you use is one of the clearest ways of showing us where you are, and for smaller appliance or electrical jobs an engineer may travel in without the van.

Parking and access across NW11

Controlled parking concentrates around Golders Green station and the length of Golders Green Road, where resident bays, short waiting limits and enforced loading restrictions leave little room for a van. Flats above the parades are the tightest addresses in the district. In Hampstead Garden Suburb the restrictions are different in kind: most roads are unrestricted, but grass verges are protected and parking on them is not permitted, hedges narrow the sightlines, and many houses have a shared or unmade access at the rear. The Suburb also operates a private scheme of management, so external work such as a new flue position, an external unit or a boundary alteration usually needs consent as well as any statutory approval. Tell us if you have a driveway, whether the gate opens fully, and where the front door is when the house sits back from the road.

Landmarks we navigate by in Golders Green

  • Golders Green Road shopping parade
  • Golders Hill Park
  • Golders Green station and its bus forecourt

The Suburb’s road names are distinctive but its layout is not intuitive, and a house number may sit a long way from where a screen suggests. Anchoring an address to Golders Green Road, the gates of Golders Hill Park or the station forecourt gives the engineer a starting point he can navigate from by eye. Where roads curve or end in closes, naming the turning before yours is the detail that helps most.

Coverage across NW11

The district is covered throughout, taking in Hampstead Garden Suburb and Temple Fortune as well as Golders Green itself. Edges here run against NW2, NW4, N2 and N3, and in the Suburb the postcode line does not follow the road pattern in any obvious way, so neighbouring houses can carry different districts. We work from the postcode you give us. If yours reads NW11, the booking proceeds as normal, and where a street straddles a boundary the nearest junction and the house name are enough to settle the matter.

Among the localities covered are Hampstead Garden Suburb, Temple Fortune. Where a road is split between two districts, the postcode checker settles it in a second.

Have these to hand and the job moves faster

  • Whether the driveway gate opens fully and where the van should stand
  • The location of the front door if the house sits back behind hedging
  • Any consent already obtained for external work under the Suburb scheme
  • Boiler location, stopcock position and access to the consumer unit
  • An adult over 18 present, with pets kept clear of the work area

What we handle once we reach Golders Green

Because all four trades sit under one company, a Golders Green call-out that uncovers a second problem is usually dealt with on the same visit.

Common questions

Do I need consent for work at my Hampstead Garden Suburb property?

For internal repairs, no. The Suburb operates a private scheme of management alongside the usual planning and conservation controls, and anything visible from outside can fall within it. That includes a new flue in a different position, an external condenser, a meter box or changes to gates and boundaries. Tell us what you are considering and we will confirm what needs consent before any work is scheduled.

Where does the van stop for a job on Golders Green Road?

That stretch is the most restricted part of NW11, with resident bays, short waiting limits and enforcement throughout the working part of the day. For a flat above a shop, the engineer normally unloads at the nearest lawful point and then relocates the van. If there is rear access from a service road behind the parade, mention it when you book, because it usually makes the visit considerably easier.

Is Temple Fortune covered as part of Golders Green?

Yes, along with the rest of NW11. Temple Fortune sits along the Finchley Road with parades at street level and flats above, so access questions there resemble those on Golders Green Road rather than those in the Suburb. Give us the postcode, the flat number and how the entrance is reached from the street, and the visit is booked in the usual way.
